HOW DO I FILL OUT A MANUFACTURED HOME AFFIDAVIT FOR RETIREMENT OF TITLE CERTIFICATE?

I work at a law firm and I am the Post Closing Coordinator and Litigation Assistant HOWEVER, I am finding it difficult to fill this form out. Say we did a closing BUYER and SELLER with a mobile home affixed to the property. In completing this document who should I put as the owner? The BUYER or the SELLER? Common sense tells me the SELLER because currently the mobile home in vested in them and the land has already been transferred to the BUYER. If this makes ANY sense whatsoever please help me.

The mobile home is affixed to the property. We already have a Title to Real Estate for the property. We just need to detitle it now.

The title to the home is the issue. If the vehicle title is still in the name of the seller (and they usually are in these transactions) list the seller as the last owner of record for the title of the mobile home.

Interest transferred in the fee simple interest to the land and the mobile are not going to transfer the mobile title; and you are retiring the title; the current owner of record with the DMV must do that.

If the DMV title has changed hands, then it’s the buyer; not typical.

Legal actions and the filing of suits are inevitable, hence, the need for lawyers and other legal professionals. But who are those other legal professionals? You know what a lawyer does but are there other occupations besides those of attorneys who have gone through law school and have passed the bar exams?

One such occupation is a legal researcher. Litigation requires a hefty amount of man power in terms of data gathering and searching for relevant information. Facts, figure and other pertinent data are needed for legal counsels to analyze a case .Having the right and significant information enables a party to litigation to effectively and efficiently present his or her case in court: This why law firms and other legal establishments have a need for legal researchers. Aside from the information gathering, legal researchers are even tasked to proof read pleadings and make drafts of the same. This job requires writing and analytical skills which may be possessed by an average person. In fact, you need not be a graduate of law school to be a legal researcher.

Another occupation in the legal profession is that of the paralegal. They are basically the men and women who provide assistance in any legal matters which an establishment or institution is or may tend to be involved in. Paralegal are more like lawyers in the sense that their job requires more expertise in the legal field. But they also provide legal research services. The difference is that, you don’t need to be licensed as a lawyer to work as a paralegal.

Not all who are learned in the law choose to work as litigators. There are those who prefer to work in the academe as professors. They are the ones who produce future lawyers by teaching those who aspire to be in the legal profession. Law professors are employed in the respective law schools in where they teach.
